My friend has an owner finance option he owns and asked if I wanted to buy it . I can’t live in the area but it’s in Atlanta in a up and coming area how can I buy if I don’t have the full 200k he wants ? I would want to buy to rent to someone else somehow

    Hey Pace! love your content man. I just saw your Mark Moss interview, this sounds like a dream come true, I watched the whole thing just glued to what you were speaking about, i got the end and you talked about how you stay away from my state (WA) but i was unsure if that was for homes of if that also applied to businesses. That comment broke my heart, I'm a single dad who works a 9-5 and just so badly wants to break into the business owner side of the world, however the Rat Race i live in doesn't allow me to save the amount of money that would be required for a down payment. My last glimmer of hope was when you said that you take people and show them how to do this in a day. If you were to pick someone i would love to throw my name into the hat. Cant wait to catch you in Kalispell one of these months.

    Dude, it’s the same thing as having a second mortgage or anything else. The first mortgage lender has claimed to the property overall before anyone else as long as they get paid and their terms are taken care of throughout the loan process. There is nothing they can do. Just like they can’t tell you who you can rent your property to or how much you have to rent it for. They can’t get in the middle of other deals that you make involving the property as long as you honor the original terms of the mortgage, they get their money they can’t say shit.

    I would never do a deal with you though your to smart. I would look for someone that is in there early 30s on top of the world because work is good that is willing to go past 35% of there income. An immigrant is probably best due to lack of credentials. Ballon there interest in 3 years and I’ll either get high asking price plus 3 years of rent in full or the ballon will entrap them and I’ll get the house back.

    I would want to service my own loan in hopes that the buyer pays me a large down payment and a couple years of monthly payments more than I could get from renting. I would be trying to get more money than I could from renting less responsibility and I would be hoping that the buyer defaults so I could do all of this and still on the property. It would be like renting out my house, but the return would be larger and I wouldn’t have to worry about any repairs or any property management headaches at all. Best case scenario They fail to hold up their obligation . I get the house back in better condition and at a higher value then I originally sold it at. In all honesty it seems like predatory lending.

    Inspiring story. Question though.. So is it not possible to possible to wholesale properties over 700k+? … because ive had similar problems where I’d lock up a home run million dollar property, but it’s been a challenge to Dispo Great comps, well under appraisal and ARV, well under Zestimate, heavily discounted turnkey but yet difficult to Dispo. Any feedback would be appreciated

    I am a women who is trying to buy a farm near the Ocala/Williston area..10+ acres, horse ready….i have the potential for a great DP, but would need great terms for my half as I am not YET generating the income. I have a “partner” who feels I should start small, 3-5 acres, and go from there, yet I found a $700k farm, 12 acres, ALL amenities in place, and it states it was sold last month for $45000! So I’m guessing inheritance? How do I structure the deal?

    Grant, I watch all your videos..I respect you for taking this stand. Let me just say one thing, you reference “Bible” “turn the other cheek”. This verse is so misunderstood, people actually don’t know this; at that time, the Roman law said “a Roman citizen or soldier had a legal right to slap you in the face.” They didn’t have a moral right…You had a God given right, or say okay…you feel justified hear, if it makes you feel powerful slap this side also!! Forced to abide by an unjust law. Without the right to slap back…When you turn your other cheek, you were essentially saying “this is an unjust practice, if you’re going to be immoral, here be my guest Jesus was saying, take control and you decide that you are going to allow..then deciding to humiliate the abuser, who’s doing an unjust act…against you. You humble them… You have the right to decide how you respond to a human unjustly trying to humiliate you, just because they think they’re better than you, when they aren’t! you’re taking your power back. You stand up for what is UNJUST. Because you’re not allowing them to have control over you.

    I need to talk to a person like you fee free. I have come up with a business concept and I feel lost. It's been months since I done anything. Feel so lost and stuck like it's only a dream.i need real help. I've had business consultants tell me this is a good concept but none of them care to help unless I have thousands of dollars to give them. I'm a broke useless person trying to get out of the rat race, I have nothing to give you but my word. All anyone ever cares about is money they love it.       @nathaniel.hovsepian I was stuck in a semi otr trying to do this. Before this business idea, i didn't think much of myself or my life. Then something hit me, and i yurned to get out of this rat race and go actually help people. but I believe I managed to create my business plan, then I was working on my start-up cost plan and got stumped. It's a food truck business but has a big twist nobody is doing with the ability to be franchised. To try to help myself move forward, I took myself out of the semi and now work a day job. I hate the idea that a food truck has to use a shared kitchen. you can only use it when it's your turn. I feel it would limit me hard. I, in the beginning, thought that if I got a house and operated the business out of that house, then that would be good debt, but you are not allowed to run a food truck business out of a house, must be commercial. I was thinking then, find a commercial real estate like an old fast food restaurant and buy that building, but wow, are they expensive even the broken run down locations 🤣. I won't tell what the concept is over youtube comments, but all these big-name restaurants could have a run for their money. I need a partner to join me, someone who's been in the game of business. I need another mind in on this business. Everyone in my life says they will believe me when they see it, nobody in my life thinks I can do it. I'm at the point where they might be right, but then they win I lose. Can't have that. I'm technically homeless living inside that car in my pic. Yeah I work, can't afford rent. When people hear that, they run away.

      Dude youtube keeps deleting my comments... I created a business plan. I thought I created a startup cost plan but found out I was wrong on it. At this point I'm lost and feel I need a partner another mind to think with. I at first was thinking I could get an fha housing loan then run the business out of the house and use the whole house. But learned that is illegal for a food truck. I don't like the idea of shared kitchens, not being able to be in it when ever I want. I thought maybe I could find a small wear house and with the loan renovate it for a kitchen office setup. Then thought maybe find an old little restaurant or a fast food restaurant building for sale, them are sooooo expensive. I am trying to raise capital with a gofundme, but even that is not working. I started a Twitter account for the business tried spreading the word, people look at it then nothing. I understand you'll get 100 no's before you get one yes, I feel it's more like 100,000 no's and you might have an opportunity to probably possibly get one, maybe. 🤣. I tried speaking with business consultants thay help start ups. They at first played like oh wow what an awesome idea and it could totally be franchised, even saying, we got alot of business ideas come through. But, it's not often we get one that makes sense. I thought wow I knee I had something. Then they wanted to do another meeting with everyone and see from there. Next week he only emailed me saying I'm not there yet and have to figure out the start up cost and thay i need to have capital already, and that was that. They didn't want to talk to me anymore. And I started to lose hope after that. I left the semi because I felt stuck and couldn't go anywhere in my life, so I gave up the 2k a week job for a 800 a week job working a nomal civilian life. Trying to keep going with my business plan. I need a partner that's for sure, I need another mind in it that's been in the game of business and understands it's not about us and our riches, it's about the business, using it to grow into a big business then become investors create an empire, not for ourselves, but for our family and their future. Being able to actually go and help people. Robert kiyosaki talks a big game about God's money this and God's money that. He smiles with a big grin talking about how he has sooo much money, he doesn't know what to do with it, he can't get rid of it fast enough. That made me sooo mad, I'm a follower of Jesus. But none the less, he has alot a person can learn from. And I sure did end up giving Robert Kiyosaki 300 a month for his real estate blue print course. Took me a month ro realize, he is full of poo, everything I'm paying for, others are literally giving it to you for free.

However, I do know a lot about being an entrepreneur. It's wise of you to be seeking out a partner, but at the same times you probably have most, if not everything, you need to get somewhat started. It sounds like you're trying to do something food related?
